How We Sold a Lake Highlands Home Off-Market

A recent Lake Highlands off-market success story.

How We Sold a Lake Highlands Home Off-Market

Selling a home isn’t always about putting a sign in the yard, launching a listing, and waiting for the right buyer to come along. Sometimes, the right strategy is knowing when to take a different approach—and having the relationships and experience to make it work.

Recently, we had the opportunity to help a Lake Highlands homeowner sell their home off-market, and the results were a great example of what can happen when a strategic, proactive approach is paired with strong relationships and a deep understanding of the local market.

When we first met with the homeowners on a Saturday, we knew we wanted to take an aggressive, proactive approach to getting their home sold. Rather than simply putting the property on the market and hoping the right buyer found it, we saw an opportunity to strategically introduce the home to our network and create interest before it ever went live.

Our sellers were understandably a little skeptical.

As they later told us, they initially thought our approach was ambitious.

By Monday, they had a contract near asking price.

The Power of an Off-Market Strategy

An off-market sale can be the right solution in certain circumstances, particularly when a property has characteristics that may appeal to a specific buyer or when a seller values privacy, timing, or a highly targeted marketing approach.

But an off-market sale isn't simply about knowing a few people who might be interested.

It requires understanding the property, knowing the neighborhood, having relationships with buyers and agents, and being willing to make the calls, send the messages, and actively pursue the right opportunity.

For this Lake Highlands home, that strategy worked.

But getting the contract was only the beginning.

The Work Doesn't Stop When the Contract Is Signed

Our clients had a unique set of circumstances surrounding their sale, which meant the transaction required a significant amount of attention to detail and follow-through.

That's where our team philosophy really came into play.

Our goal is to stay ahead of the transaction rather than waiting for our clients to tell us what needs to happen next. Courtney and Edward worked behind the scenes to keep everything moving, anticipate potential issues, and make sure our clients were informed and supported throughout the process.

Our clients summed it up perfectly:

“We never had to follow up. They were on top of things before we needed to be.”

That is exactly how we believe real estate should feel.

Selling a home can be stressful enough without having to wonder whether your agent is keeping track of the details. Our job is to manage those details, communicate proactively, and make the process as seamless as possible for our clients.

More Than a Transaction

Perhaps the most meaningful part of this particular sale wasn't the quick contract or even the successful closing.

It was the relationship that developed along the way.

Our clients told us that Courtney and Edward became friends and trusted advisors, and that they felt genuinely cared for as individuals rather than simply as another transaction.

From late-night texts—even while on vacation—to attending their closing, celebrating with special gifts, and ultimately attending their going-away celebration, our involvement didn't end when the paperwork was signed.

That is one of the things we value most about working in Lake Highlands. Real estate is personal. We aren't just helping someone buy or sell a house; we're helping people navigate significant life transitions, and we are honored when our clients allow us to be part of those moments.

“ON IT Like a Duck on a June Bug”

Our clients ended their testimonial with a line that made us laugh—and that we think perfectly captures our approach:

“These folks are ON IT like a duck on a June bug...”

We’ll take that.

Because when our clients hire us, they can expect us to be proactive, persistent, responsive, and completely invested in getting the job done.

For this Lake Highlands sale, that meant turning a Saturday meeting into a near-asking-price contract by Monday—and then staying just as focused through the rest of the transaction.

Thinking About Selling Your Lake Highlands Home?

Every home sale is different, and there isn't one strategy that works for every seller. Sometimes the best approach is a traditional MLS launch. Sometimes it makes sense to quietly introduce a property to the market first. And sometimes the right strategy is a combination of both.

The important thing is having an experienced real estate team who can evaluate your specific circumstances, understand the Lake Highlands market, and create a strategy designed around your goals—not a one-size-fits-all marketing plan.

If you're considering selling your Lake Highlands home, we'd love to talk through your options and help you determine the strategy that makes the most sense for you.
